Atlantic Seaboard Property Sales: August 2026
By Joshua Parsons, The Camps Bay Guy | Harcourts Atlantic

August 2026’s Atlantic Seaboard property reports show higher median sale prices than a year earlier, across both sectional and full title properties. With 19 recorded transactions between the two categories, the mix of sales matters.
Here’s the breakdown from the reports extracted on 23 September 2026. All comparisons are with August 2025.
Sectional title sales
Recorded sales: 14, compared with 137 last year
Total sales value: R131.9 million
Median sale price: R8 million, up 116.2% from R3.7 million
The median is the midpoint of the sale prices. The R8 million figure describes these 14 recorded transactions; it does not mean that every sectional title property has more than doubled in value.
Full title sales
Recorded sales: 5, compared with 28 last year
Total sales value: R137.3 million
Median sale price: R26.5 million, up 59.6% from R16.6 million
Camps Bay accounted for three of the five full title transactions, ranging from R22 million to R38.1 million. The remaining two were in Bantry Bay and Sea Point East.
That local detail helps explain why it is useful to look beyond a single regional median.
Reading the figures in context
Small samples and the properties sold can move median prices sharply. These changes do not measure individual property appreciation, and the lower recorded sales counts alone do not establish weaker buyer demand.
This is a snapshot of the transactions in the selected reports. Sales counts refer to recorded transactions, which may include more than one property unit.
