City Bowl Property Sales: August 2026
By Joshua Parsons, The Camps Bay Guy | Harcourts Atlantic

The August 2026 City Bowl property reports show higher median prices than a year earlier, across both sectional and full title properties. With just nine recorded transactions between the two categories, the detail matters.
Here’s the breakdown from the reports extracted on 23 September 2026. All comparisons are with August 2025.
Sectional title sales
Recorded sales: 6, compared with 33 last year
Total sales value: R22.48 million
Median sale price: R3.89 million, up 29.7% from R3 million
These six transactions were recorded in Gardens, Oranjezicht and Vredehoek. The median is the midpoint sale price for this particular group of transactions.
Full title sales
Recorded sales: 3, compared with 9 last year
Total sales value: R56.8 million
Median sale price: R21 million, up 223.1% from R6.5 million
That percentage needs context. Two of the three transactions were in Higgovale, at R21 million and R22.5 million. The third was in Gardens, at R13.3 million.
With only three sales, the mix of properties strongly influences the median. The increase does not mean that individual City Bowl homes have risen in value by 223.1%.
Reading the figures in context
These are the transactions recorded in the selected reports. The lower counts alone do not establish a fall in buyer demand, and median changes do not measure individual property appreciation.
The suburb and properties behind a statistic are part of the story. In this sample, the two Higgovale transactions are central to understanding the full title median.
