What the June Figures Mean for Atlantic Seaboard Property Owners
June delivered half the transaction count of May, yet the average sale price nearly doubled. That is the signature of a market where fewer buyers are transacting, and the ones who are have serious capital behind them. It is also why the Cape Town Atlantic Seaboard property market continues to behave differently from the rest of the country: much of the demand here is international and cash-based, so it responds to opportunity rather than to interest rate announcements.
The days on market figures tell the same story from another angle. A R78 million home on Fiskaal Road in Camps Bay found its buyer in 54 days. A R10 million home in Sea Point went in a single day. Yet other properties on this list sat for well over a year, and several of those eventually closed below their original asking price. Homes that are priced correctly move quickly in every price band. The ones that are not, sit.
For anyone who owns property in Camps Bay or anywhere along the Atlantic Seaboard, that is the single most useful lesson in this data: correct pricing matters more in a market like this, not less.
